Listed below are most of the items you need to make a decision on, and a description of each. We provide this to make your input into your project a little easier.
Approval of Working Drawings
Ensure home plans are exactly what you desire. Changes to plans after construction starts may result in an additional charge, more significantly,
it will result in delays to the completion date of the house. Time spent at the planning stage will, no doubt, save you time in the long run.
Approval of Site Location
The placement of the house on your building lot is critical. You have to live there after we leave. It’s important you have input into orientation,
location, etc. It’s your house, we want you to be happy with its location.
Approval of Finish Floor Grade
This is especially important when it comes to views from the inside to the outside. K & P will ensure the house will be situated properly as it
relates to the water table but you must have input.
Select Style and Colour of Roofing Shingles
The selection of the shingles colour should be decided prior to selecting exterior siding colours. The warranty and style of the shingles is
contained in the specification.
Select Style of Entrance Doors
The door has to be aesthetically pleasing to you. K & P has brochures at our office to help with your decision.
Select Style for Garage Doors
Not only the style of the paneling is selected but also whether or not glazing is required. Remember, it is your responsibility to keep on budget.
Select Exterior Colours/Siding
Should complement the roofing shingles. You may decide to use the help of a design professional with your colours.
Masonry, if applicable
The type of brick, if applicable, is contained within the specification. You need to select the brick and grout mortar colour.
Select all Plumbing Fixtures
Decide if the tub will be a one piece or have ceramic tile; also includes all faucets.
Select Kitchen and Bathroom Style & Layout
Select a style of cabinets and vanities, counter tops. Layout is important in the kitchen as the area should be efficient and maximized for cupboards,
appliances and an eat-in area if necessary. Because of plumbing considerations, the positioning of sinks, tubs and toilets should be decided upon
in the design stage.
Exterior Steps and Patio
The type and size of the exterior steps and patio is contained within the contract specifications. Please review to ensure it meets with your
approval.
Electrical
Select location and number of plugs, switches, fixtures, telephone, TV, sound and / or security systems, if applicable. Remember, extra plugs
and fixtures cost extra money.
Select all Light Fixtures
Included in the light fixtures allowance is also door bells and smoke detectors, pot lighting and exterior lights.
Select Fireplace, Mantle and Finish
The type of fireplace is contained in the contract specifications.
Select Interior Paint Colours
Professional interior decorators can be consulted to help in the decision making process. The contract specifications outlines the maximum
number of colours included.
Select Flooring
While flooring is one of the final stages in new home construction, the selection of flooring needs to be made much earlier on.
You can choose from ceramic tile, carpet, vinyl, hardwood (unfinished or pre-finished) or laminated.
Select Front Door Lock
We will have an amount budgeted for this.
