Dear Francis:

We have now had a couple of months to assess how the apartment is shaping up and I must say that we are quite impressed. Everything works, which for a new building that became operational in December is quite something.

After a lifetime of the rigours of British housing my mother-in-law finds it hard to believe that she s not cole in the apartment when the mercury falls out of sight outside. In fact, not only is she not cold she is often so warm that she opens a window; a British habit that we try to discourage. However, it does show the quality construction and insulation obviously pay off. Incidentally, so far, the heating bills this winter are no more than last, so we seem to be heating the apartment for free.

I would like to thank you for a job well done within the agreed estimates for both completion date and cost. The last house I had built overran both by about 80%, so I must say that is has been a very pleasant change to deal with you.

The only snag I can think of is that the apartment has been so well constructed that it makes the rest of the house look second-rate (which it is). When I sell I shall have to promote the property as "In-law apartment with attached house" rather than the reverse.

Dear Francis:

Your men did an excellent job on my fence. I was particularly impressed with the neatness of the work and with how tidy they left the job at the end. You may recall that when you were instructing your men at the beginning of the job, and my wife was indicating which parts of the garden were not to be trampled underfoot, I suggested to your men that all their walking should be done at least a foot in the air. But I never thought that they would do it. Yet they must have, considering the relatively undisturbed state of the garden after they had finished.
